CR5 house prices by street: from £108,500 on Hadleigh Grove to £1,945,000 on Court Hill

104 CR5 roads have enough addresses in our records to be ranked, and the gap between them is wide. The typical road has a median sale price of £543,750 since 2019, but Court Hill reaches £1,945,000, 17.9 times the £108,500 on Hadleigh Grove. The three dearest roads are Court Hill (£1,945,000), Coulsdon Lane (£1,510,000) and Hine Close (£1,500,000), and the three cheapest are Hadleigh Grove (£108,500), Iron Railway Close (£112,750) and Station Approach Road (£186,000).

Price alone hides a lot. Measured per square metre of floor area, houses on Bishops Close (£6,828) and Hollymead Road (£6,638) come out highest, while Hine Close (£3,185) is the lowest. A road can rank high on price because its houses are large, or high per square metre because buyers pay for the location, and the two columns together tell you which.

How to read the CR5 street rankings

Median sale is the middle price of every sale on the road since 2019, so one unusual sale cannot move it much. House £/m² divides each house sale by the floor area on its energy certificate and ignores flats, because flat prices follow a different pattern. EPC C+ is the share of rated homes in band C or better, a quick guide to how well insulated the road is. Years held is the typical time between sales, and gain a year is the compound yearly change between a home's last two sales.

Every figure comes from public records: HM Land Registry Price Paid Data for the sales and the Domestic EPC register for floor area and energy bands. Roads with fewer than eight addresses are left out because a handful of sales makes a misleading average. If you want one road in full, open the Chipstead Valley Road page, which shows the method applied to every home on a single street.
