Data sources, licences and coverage: where every Door Number figure comes from

What this data cannot tell you: coverage and limitations
Sold prices appear in the register a few months after completion, so the newest sales are missing and the latest figure always lags the market. A price is what was paid, not what a home is worth today, and it says nothing about condition, extensions or garden size. Floor areas and energy bands come from energy certificates, which many homes do not have, and certificates older than ten years may no longer reflect the building.
Distances are straight-line from the postcode, not walking routes, and school distances are not catchment areas. Amenities, bus stops and charging sites come from OpenStreetMap, which volunteers keep up to date, so a new or recently closed business can be wrong. Crime figures are recorded incidents near a postcode, not a measure of how safe a street feels. Regional averages from the UK House Price Index adjust for the mix of homes sold, so they can differ from a median sale price on one street.
Where we have no source for a fact we leave it out. The street rankings and CR5 district report show the method applied across a whole area.
