Croydon: where London meets the North Downs
Croydon is the southernmost London borough, and it changes character as you travel through it. The north is dense and urban, built around East Croydon station, the Whitgift and Centrale shopping centres, the tram line along Wellesley Road and the market on Surrey Street. Further south the streets give way to suburbs such as Purley, Sanderstead and Selsdon, and the borough ends on the open chalk of the North Downs at Old Coulsdon, Farthing Downs and Happy Valley.
That mix explains the range of homes. Terraces and Victorian semis fill Thornton Heath and Addiscombe, while 1930s houses and detached family homes are more common towards the south. Coulsdon, in the far south of the borough, has its own stations at Coulsdon Town and Coulsdon South, a high street along Brighton Road and a long run of roads such as Chipstead Valley Road where we show every sale since 1995.
For commuters the pull is the rail network. Fast services from East Croydon take roughly 15 to 20 minutes to central London, and Tramlink links the borough with Wimbledon, Beckenham and New Addington. The villages on the edge of the borough, including Chipstead and Hooley just over the border in Surrey, share the same downland and the same Brighton Road corridor, which is why we cover them alongside Croydon in our area guides.

East Croydon is the borough's main station, with fast Southern, Thameslink and Gatwick Express services to central London, and Tramlink runs from the town centre to Wimbledon, Beckenham Junction, Elmers End and New Addington. In the south of the borough the Brighton main line serves Purley and Reedham, and the lines through Coulsdon Town and Coulsdon South link the valley to London Bridge, Victoria and the south coast.

Croydon neighbourhoods: from Addiscombe and Thornton Heath to Purley, Sanderstead and Coulsdon
North Croydon is the commuter core: Thornton Heath, Norbury, Broad Green and Addiscombe have long streets of Victorian and Edwardian terraces and semis within reach of East Croydon, Norwood Junction and Thornton Heath stations. Central Croydon is the town centre, with the shopping centres, Surrey Street Market, the Minster and the Old Palace, and a growing stock of flats along Wellesley Road and around East Croydon.
South Croydon is greener. Purley, Sanderstead, Selsdon and Shirley have 1930s semis and detached houses, with Shirley Windmill, Purley Beeches and Addington Palace among the landmarks. At the very south, Coulsdon and Old Coulsdon reach the North Downs, and the neighbouring Surrey villages of Chipstead, Hooley and Netherne-on-the-Hill share the same hills. Our area guides cover this southern edge in detail, and the CR5 street rankings show how each road compares.
